IDEAL Peace-of-Mind Warranties: 

  • 1-Year Builder Warranty: Covers any work or material issues – including drywall cracks and door adjustments to plumbing or electrical quirks that might arise as your home settles.
  • 2-Year Major Systems Warranty: Protects your home’s key systems, including plumbing, electrical, and HVAC.
  • 10-Year Structural Warranty: Covers your home’s foundation, framing, and support columns for a full decade. It’s also transferable to future buyers within the 10-year window.

It’s this final layer, the 10-Year Structural Warranty, that gives homeowners long-term confidence that their Ideal home was built to last. Because here’s the thing: we build your home with the goal that you’ll never need to use any of your warranties.

The Science Behind Our Confidence

Let’s talk geology for a moment. Oklahoma’s famous red dirt is actually clay, and it is notoriously tricky. Its tendency to expand and contract with moisture changes makes foundation movement a real concern in the Sooner State.

That’s why Ideal Homes & Neighborhoods’ foundation design stands apart. Many builders design one-size-fits-all foundations for each of their floorplans that don’t take into account the ground or different soil in different geographical areas.

We do it differently. First, we commission studies on the soil composition and geotechnical makeup of each new Ideal Homes community. And then, using the data from those studies, our structural engineer builds the specifications for every plan and location. 

“Most home builders are not relying on a geotechnical report on their soils, which has always made me scratch my head,” said Dr. Ramseyer, our structural engineering partner. “Ideal Homes always has a geotech firm do an actual analysis of what is going on right there so we understand the soil we’re building on.”

As a result, Ideal Homes & Neighborhoods has one of the lowest foundation failure rates in the industry, meaning our foundations rarely require later reinforcement with piers.

“I think we’re sitting at 0.25% to 0.5%,” Dr. Ramseyer said.

What Your 10-Year Structural Warranty Covers

Even though we build with the goal that you’ll never need it, your 10-Year Structural Warranty provides protection for three major areas of your home’s structure:

  • Concrete and masonry: Coverage for foundation or masonry cracks and floor movement that exceed normal expectations.
  • Support beams/columns: Protection for support structures if bowing or movement exceeds norms.
  • Framing: Coverage for the wood framing, floor joists, and ceiling joists that form the skeleton of your home.

The 10 Year Structural Warranty is fully transferable to future buyers within the 10-year window.
